A 12-lot residential subdivision has been created beside The Oaks at 136A Schnapper Rock Road.

Site works visible in August 2026 included formed access, footpaths, retaining, services and landscaping, with the development moving towards individual home construction.
The subdivision adds a new group of larger residential sites to the local market rather than a high-density townhouse development. As sections sell and homes are completed, they can become useful points of comparison for buyers looking at newer property in this part of Schnapper Rock.

100 Schnapper Rock Road — Six-Lot Subdivision
Another noticeable development is underway at 100 Schnapper Rock Road, on an elevated 3,502m² site.
Auckland Council consent records show approval for demolition of the existing dwelling, earthworks and subdivision into six fee-simple vacant residential lots.
Building consent was later issued for timber-pile retaining walls and catchpits associated with the subdivision. A further retaining-wall design amendment was issued in February 2026.
By August 2026, substantial earthworks and retaining construction were clearly visible across the site. Its elevated position makes the works noticeable from several parts of the surrounding neighbourhood.
